Please note that automatic termination of PMI will occur when the principal balance is scheduled to reach 78% of the original value of the property. Value is defined as the lesser of the sales price or appraised value. All payments must be current for this process.


PMI cancellation may be requested on or after the following conditions:

  1. The date the principal balance is scheduled to reach 80% of the original value, or
  2. The date the principal balance actually reaches 80% based on the original value, or
  3. If the value of the property has increased due to substantial improvements or market conditions. In these cases a new appraisal will be ordered through Loan Operations at the expense of the borrower. Depending on the improvements and age of the loan, it may be required to have an LTV under 80% to cancel PMI using the current value.


In order for our Mortgage department to process a PMI removal they require a written or typed request, signed in ink. The following conditions apply to the request as well:

  1. Payment history shows no payment ≥60 days late in the previous two years, and no payments ≥30 days late in the previous one year.
  2. Satisfactory evidence the value of the property has not declined below its original value. A new conventional appraisal will be ordered through Loan Operations from an approved appraiser to show the current market value, if required.
